Ben Kogut, Managing Partner of Rooster Capital Partners

Ben has spent more than two decades in commercial real estate, the last several as founder of Rooster Equity Partners, a sponsor of net-leased and value-add retail investments pursued with experienced operating partners.

He gets to know operators personally. He listens to how they speak about partners, suppliers, tenants, and setbacks, and whether they go into operating detail or retreat into promotion.

At Rooster he evaluates operators and investment cases, allocates equity capital, participates in major decisions, and works on investor reporting. Operators keep control of ordinary decisions.

Two track records can look identical while hiding very different risks. We ask what risk an operator accepted, what they declined, and how they behaved when plans changed.

Make room for unwelcome information.

Trust can grow when an operator shares a problem early and works through it directly. We want to hear the bad news first.

Remain willing to extend, renegotiate, or walk away.

We visit the property and test the downside. When the assumptions no longer hold, the decision can change.
